Docks Building

The Docks Building, originally built in 1892, was constructed as part of the Pfister & Vogel Leather Company, which played a critical role in Milwaukee’s once-thriving tanning industry. Since the construction of the Beam House in 1871, heavy timber construction had evolved, and the Docks Building was designed with thicker tongue-and-groove planks and a flat ceiling. This allowed for varying live loads to accommodate storage and processing needs. The Docks Building stands as a reminder of Milwaukee’s industrial past, and pays homage to the craftsmanship that built it over a century ago.
Located on the waterfront, the Docks Building served as the final destination for finished leather before it was shipped via the Milwaukee canal system. Its high ceilings were designed to maximize storage capacity, providing lots of volume for sorting and storing materials. As Pfister and Vogel went out of business, the building sat vacant, accumulating graffiti that still remains on its walls, beams, and fire doors to this day.
This waterfront location was essential to the success of Pfister and Vogel. The tanning process relied on natural acids derived from bark brought in from Georgia, transported by ships to fuel the leather production. This bark was delivered directly to the building’s dock. The Docks Building, designated as Building 13, was reinforced with steel beams sourced from the ironworks of Chicago’s original “L” train.
Renovated and completed in 2018, the Docks Building now blends historic character with modern comforts. The original Cream City brick walls, exposed heavy timber beams, and wood plank ceilings have been carefully preserved. Contemporary renovations include kitchens with granite countertops, espresso brown cabinetry, and stainless steel appliances, with select units offering a riverside patio.
Amenities within the Docks Building include a state-of-the-art weight room, a wine cellar, a cigar lounge, and an elegant glass-walled lobby featuring a vintage Mason and Hamlin grand piano. Residents can choose from spacious studio, one-bedroom, or two-bedroom units, all offering breathtaking views of downtown Milwaukee and the Menomonee River.
